About this calculator

This calculator estimates the monthly municipal rates payable on a residential property based on the municipal valuation, the residential rebate that applies in your municipality, and the rates tariff expressed in cents per Rand of value per year.

Every South African municipality maintains a valuation roll for all properties in its area and publishes an annual rates tariff. The formula is straightforward: (Municipal value − rebate) × cents per Rand ÷ 12 = monthly rates. Rebates vary by metro — Johannesburg, Cape Town and Tshwane each set their own residential rebate thresholds, which typically exempt the first R150,000–R350,000 of value.

Rates are separate from levies (paid to a body corporate or homeowners' association) and from utilities (water and electricity), so budget for all three when planning ownership costs. Municipal values are revised every 4 years in a general valuation, and the annual rates tariff is set in the June budget cycle. If you believe your property's municipal value is wrong, you can lodge a valuation objection during the objection window.

How it works

South African municipalities charge property rates as a proportion of the property's municipal value. The calculator subtracts the residential rebate (the portion exempt from rates) from your municipal value, multiplies the remainder by the tariff (in cents per Rand of value per year), then divides by 12 to give the monthly rates charge.

The residential rebate varies by metro — Johannesburg, Cape Town, eThekwini and Tshwane each publish their own values, typically ranging from R150,000 to R350,000. The tariff is set annually in the June budget cycle, and the municipal valuation is refreshed in a general valuation every 4 years.

Monthly rates = (Value − Rebate) × Cents per Rand ÷ 100 ÷ 12

Value = municipal valuation; Rebate = residential exemption; Cents per Rand = your municipality's annual tariff.

Worked examples

R2,000,000 property, R300,000 rebate, 0.65 c/R

(2,000,000 − 300,000) × 0.0065 ÷ 12 ≈ R921/month.

R5,000,000 property, R150,000 rebate, 0.75 c/R

(5,000,000 − 150,000) × 0.0075 ÷ 12 ≈ R3,031/month.
