Property Calculators

Property calculators for South African buyers, sellers and landlords — bonds, transfer duty and rental yield.

Whether you're buying your first home, working out SARS transfer duty before making an offer, or testing the gross yield on a buy-to-let, these calculators apply current South African rates and bracket schedules.

Plan before you sign an offer

A property purchase has more moving parts than the advertised price. Bond instalments, deposit size, transfer duty, attorney fees, levies, municipal rates and maintenance all affect affordability. These property calculators help you estimate the biggest numbers early, so you can decide whether a listing is realistic before you submit an offer to purchase or start a bond application.

Local tax and lending assumptions

The transfer duty tool follows South African progressive brackets, while the bond and affordability tools use standard amortisation maths with annual interest rates and repayment terms common in the local market. Rental yield is shown as a gross annual percentage, which is useful for screening properties, but you should still account for vacancies, levies, repairs, letting fees and tax before making an investment decision.
